Hi Rex and Anne,
I just wanted to let you know how much Joseph and I have enjoyed working with you to find our piece of paradise. I am so glad that I saw an article in the Atlanta
Magazine last fall where you were quoted about the current real estate market for Florida beach property values and now being the time to buy if you wanted to own
a beach property and how beautiful and unspoiled the Cape San Blas area is.
I looked on line at your website and was able to preview beach front properties much easier than any other realty websites. I found quite a few interesting
properties and called you. You were very informative about the area and gave me a lot of information related to the properties that I was interested in. You
added a few for us to see and you also advised me of a few I should eliminate.
Joseph and I came for a quick visit and thanks to you; we felt we had a good grasp of the area for Cape San Blas, Indian Pass and St. George Island. After our
visit in October, you were constantly updating me with new listings that fit our criteria or changes in listings that we had been interested in. You were always
so expeditious and thorough with your information. You responded to my many questions so promptly and always gave me the information I asked for and more that
provided insight to what I asked about. You were so good at guiding us through the market and finding properties that were a good value that fit our criteria.
When you let us know that Joseph’s favorite had been reduced, you were fantastic at advising us as to what was a good offer and walking us through all of the
negotiations. You had your phone with you all of the time, which is critical when negotiating a contract, especially when there is someone else negotiating a
contract with the seller. When the negotiations were over and the contract was signed, you were always there to answer questions and made the closing a smooth
process.
Even after the property closed you have been ever so helpful in advising us of local people to help us fix up our home. You are the most professional, knowledgeable,
and contentious people we have ever met. It has truly been a pleasure working with you both and it is obvious you love what you do and you really care about helping
people find their dream property. We have highly recommended your realty services to all of our friends and family.

Dear Anne,
We can't believe it really is our little place on the coast. It still doesn't seem real. We can never thank
you enough for everything you did to make this happen. You truly are exceptional!!! I will be sending a
testimonial for your web site, and you can give people my email address if they want to ask me any questions
because I can't put in a paragraph or two all that you have done for us. WE LOVE YOU!!
Terry and I are coming down Saturday, Sept. 22nd and reluctantly leaving the 26th or 27th. We are driving
separately because we are bringing so much 'stuff'. We have new bedding and window treatments for all
bedrooms, new art work, things to really 'spruce up' the living area, and additional items for the kitchen.
I'll be taking lots of pictures and then we should be ready to begin advertising. I will be calling on you
and Rex for some advice.
I, like Jimmy, will truly miss all of your emails, however, Terry and I are toying with the idea of selling
out up here and finding a permanent place down there. If we do you are the ONE who will guide us and find
us a place -- if you're willing.

We live in Madison, Wisconsin and had only heard and read articles about the "Forgotten Coast".
We wanted to invest in this beautiful area but really had no connections in the real estate business.

Rex & Anne Anderson are terrific to work with, they are the consummate
professionals. They spent quite a bit of time zeroing in on exactly what we
were looking for and made the best of our time while visiting the Cape. We
are thrilled with our purchase, the house is beautiful and we will enjoy it

We have known Rex and Anne Anderson for about 5 years. During that time we have bought and sold several properties
through them. The most recent was in February 2007 when they sold our first tier duplex on Cape San Blas.
We know of no other Realtors who work so hard with both the seller and the buyer to complete the sale

We've been visiting Cape San Blas for the past 4 years. We fell in love with the area and dreamed of one day
owning a home. Anne & Rex Anderson helped us realize that dream much quicker than we ever imagined.
Having experience in rental real estate, we looked at the possibility of buying a house and putting it on the
rental market, however, the financial models we put together just didn't show us the possibilities. While
renting a vacation home last spring, we asked the owners several rental
questions, and they referred us to the team of Anne & Rex Anderson -- two experts in real estate and
rentals on the Forgotten Coast.
We had spoken to several real estate agents in the past. This typically involved getting handed some
listings, a few comments about the rental market, and an offer to see some homes if we were serious.
Things were different from the moment Anne contacted us. She not only answered our questions, but reviewed
our rental financial assumptions (correcting many of them), and even shared her results from their rental
properties. Armed with a true picture of the financials, we were comfortable, or serious as the previous
agents stated, with reviewing some properties.
Anne presented several properties along with her assessment of how each would do on the rental market. Anne
helped us narrow the list of available properties down to a few that met our needs and we made an offer that
was ultimately accepted.
Most interaction with real estate agents ends once the contract is signed. Support from Anne & Rex never
stopped and continues even after our closing. Rex quickly converted their real estate web page into a rental
web page allowing us to market our home prior to our final closing. This resulted in our having 5 weeks
rented at the time of our closing giving us a big head start in rental revenue.
We can't say enough about the level of support we received from Anne & Rex. They truly are a team with
each supporting the other to address any of our questions. Service throughout the process was outstanding.
Cape San Blas is 7 hours from our primary residence making it difficult for us to follow-up on all the
things necessary to close on the home and get it ready for the rental market. Support from Anne & Rex
was like having family members living on the Cape supporting the process.
Support included recommending mortgage brokers, building inspectors, insurance agents and utility companies
as well as guidance and editing of our owner rental pages. They even frequently emailed us new pictures and
?things they thought of to make our rental set-up even better.
We wouldn't think of working with any real estate agents other than Anne & Rex Anderson. They helped us
make our dream a reality.

This letter is to tell you how much we appreciate all the ways you've helped us in our purchase of 4522
Surfside in Cape San Blas. We could never have done it without your help and guidance.
I was just browsing on Realtor.com last November when I came across your listing for 4522 Surfside
in Cape San Blas. I liked the pictures and the way you described it. I emailed you about it, and you
got back to me very quickly. After a few days and lots of questions for you, we decided to by our lovely
duplex without seeing it. That's how much we trusted you, and how comfortable we felt with all the
information you provided.
Being a Realtor myself, I value your expertise in the real estate sales and rental market. We had a vacation
condo and rental property in Mississippi that we lost in Katrina. We thought we knew how to handle a vacation
rental - we didn't know anything! It is totally different with a home or duplex.
You showed us how to market our new rental duplex, which web sites to put it on, how to choose a management
company, what pictures to put on the web sites, and even how to write our listings on the web site. Since we
closed in February, our home has been almost continually booked. We even have a renter for next winter of
2008!
